This week I was conducting an in-home listing consultation with one of our clients and this home was beautiful, well decorated, and smelled divine-- I mean fresh-cookies-just-out-of-the-oven divine. However, what I found interesting was even this homeowner needed a few tips on what a home needs to feel like when a potential buyer walks through the front door. And the real kicker? They have to have their house on the market within a week!


This made me think... how about I try and prepare my friends and family in the event they decide to list their home. With the tips below you will have a little more time to make your home the most desirable one on the block.Let me introduce you to:


Staging Without Spending a Dime



Here are some things you can do to stage your home that cost nothing.

  • Nix Clutter. Those darling photos of your niece, hula dancer magnets, and that great collection of miniature ceramic shoes distract potential buyers from what is really important, the house itself. Visual clutter distracts buyers.

  • Edit your furniture. You want each room to look as big as possible and too much furniture makes a room feel smaller.

  • Clean Like Crazy! As my grandmother used to say, everything needs to be "Spic and Span!" Nothing makes a potential buyer want to turn around and head out the front door more than dust and grime. So clean, clean, and then clean again.

  • Clarify the Room's Purpose. Don't make people guess what a room is supposed to be used as. Turn that storage room/bedroom back into a real bedroom.

  • Treat your yard to a Mani/Pedi. Trim bushes. Rake leaves. Think simple, as in, "You, too, could easily keep this yard maintained."

Now that the house is clean and free of clutter, you should have plenty of space. The next step is to start adding low-cost improvements that will make your home stand out.

  • Power Wash. Either rent a power washer to clean the outside of your house or or hire it done.

  • Give the Front Door/Porch a Facelift. Fresh paint on the door, new numbers, and an attractive doormat will set the stage before your potential buyers even walk in.

  • Paint. The paint inside and outside your home should appear clean and undamaged. (So not the time to try out that faux painting idea you saw in that magazine.)

  • Refresh Landscaping. Fresh mulch, bark, and bright flowers can make an exhausted yard happy again.

  • Details, details, details! Think about putting a fresh set of towels in the bathroom, fresh flowers in the entry, and/or a crisp white linen tablecloth over a table that has seen better days.
